Karnage is dedicated to growing their in house workforce of skilled tradespeople who are offered a living wage, in house training, and continuing education in the historic preservation and construction fields.
Karnage Construction has been in business since 2014. We are experienced working with local building inspectors, realtors, the Richmond Citywide Architectural Review Board as well as the State Department of Historic Resources on historic properties, buildings in historic districts, and historic tax credit projects. We are able to assist homeowners in navigating the various hurdles and challenges that come with the joys of owning historic property. We are also experienced working as a subcontractor on larger projects for Commercial Contractors throughout Virginia.
We offer a variety of window related services - storm windows, historic restoration, and new windows. Our bread and butter has been (and always will be) historic windows. We offer a variety of options for storm windows and options for historic restoration. If you have old wooden windows, we strongly encourage you to repair them rather than replace. We have worked on 200 year old windows, they are fixable.
New windows are just not the same quality and like both the endurance and the ability to be repaired. Restoring historic windows have more energy efficiency in your home as well. You can learn more about this by reading through our list of resources.
We can reglaze, repaint, replace broken glass, rehang on ropes and chains, unstick, install hardware, replace rotten sash parts or sills, etc.

Window Repair
New Construction Houses, ADUs, Garages & Additions
We build new houses, additions, and garages. That is right, from the ground up. If you have a lot and an idea of a project, get in touch. We would love to work with you. If you have plans and specifications we can bid the entire project. We are happy to operate as the GC and take care of permits, zoning, inspections, materials, and subcontractors for you.
If you need plans drawn up, we can also help you with that process.
From basic pressure treated wood decks to custom decks with Ipe wood, we do it all. We can help you choose railing designs, including traditional wooden Richmond rail, modern wire rails, aluminum, or PVC rails. If you need a new deck, or an old one repaired, we can do that.
For porches with tongue and groove flooring, we can replace with new Fir material or composite, replace columns and posts, or repair column bases where there has been water damage. Ask about our magical floating column trick!
